Timber vertical extension: feasibility, scope and cost

Timber may suit a vertical extension because of relatively low self-weight and prefabrication, but it does not establish feasibility. Survey, full load path, local planning and building rules, fire strategy, access and assembly logistics must all be resolved. Generic rates per square metre cannot answer those questions.

Editorial responsibility: KanadaHomes

Loft conversion, raised roof or additional storey?

A loft conversion uses space within the existing external form; raising the roof changes its geometry or wall height; a further storey creates a new level. Each changes structure, permission, fire strategy, stair and cost scope differently.

Low self-weight does not remove new dead, imposed, wind or snow loads. The complete load path to ground needs project design.

  • Define use and area
  • Check height and planning constraints
  • Survey roof and top floor
  • Review escape and fire requirements

Survey the fabric and prove the load path

Drawings are checked against measured survey, investigation and condition assessment. The structural engineer traces loads through floors, walls, columns and foundations; unknown reinforcement, alterations or damage cannot be assumed away.

Strengthening may affect the roof, top floor, stability system or foundations. Only investigation and design separate a plausible idea from a verified scheme.

  • Collect records and calculations
  • Map alterations and defects
  • Agree targeted opening-up
  • Document load path and strengthening

Coordinate stair, services and occupation

The stair opening changes layout and structure and may form part of the escape strategy. Heating, power, water, drainage and ventilation need capacity and route checks.

Continued occupation is project-specific. Safety, exposed-roof periods, dust, noise, escape and utility outages require an explicit sequence and alternative arrangements.

Local permissions and evidence

Height, storeys, setbacks, use, parking, fire and heritage controls may change. The competent authority and local designers must confirm the route. German examples are not permission advice for another country or region.

Prefabrication, lifting and weather protection

Accurate survey, tolerances, transport, crane standing and lifting sequence precede fabrication. Road space and neighbours may constrain access.

A project weather strategy must address roof opening, temporary states, protection, moisture checks and responsibilities. Fast assembly alone does not prove dryness.

Build a complete cost scope

Include surveys, design, permissions, strip-out, temporary works, strengthening, stair, structure and envelope, lifting, weather protection, services, finishes and work to the occupied building.

New-build area rates omit many existing-building interfaces. Keep unknowns visible until location- and scope-specific proposals define currency, tax, date, completion level, inclusions and exclusions.

Information for an initial review

Submit facts and uncertainties rather than prescribing a solution.

  • Address and planning information
  • Existing drawings, calculations and alteration history
  • Current survey, photographs and known defects
  • Required rooms and use
  • Access and crane constraints
  • Completion scope and budget framework
  • Occupation and service constraints

Hypothetical feasibility review

A hypothetical house is considered for a full extra storey. Early review identifies stair, stability and service changes while the crane position remains unresolved. A costed option follows only after survey, investigation, structural concept and planning review. This is not a customer project or a KanadaHomes service commitment.

Pitfalls to avoid

  • Treating low self-weight as proof of capacity
  • Applying a new-build area rate
  • Opening the roof without temporary protection and sequence
  • Promising occupation or permission without review

Frequently asked questions

Is timber always lighter than a masonry extension?

It may reduce self-weight, but the selected system and every action still need a verified load path.

Will permission be required?

A vertical extension normally engages controlled matters; the local route and evidence need confirmation.

What is the cost per square metre?

No generic figure is reliable without the existing building, design, location and scope. Compare complete, dated and tax-defined packages.

Can occupants remain?

Sometimes, if safety, weather, access, utilities, dust, noise and fire arrangements permit it.
